Do I need a Legionella Risk Assessment? ▾
If you consider yourself as the owner or operator of a premises containing a water system – then yes you do need a Legionella Risk Assessment.
Under the Health and Safety at Work Act 1974 and the Control of Substances Hazardous to Health regulations all owners or operators of water systems have a responsibility to ensure that the risk from Legionella is controlled and kept to an acceptable level.
The Approved Code of Practice L8 provides guidance on how the above legislation can be complied with and states that “A suitable and sufficient assessment is required to identify and assess the risk of exposure to Legionella bacteria from work activities , water systems on the premises and any necessary precautionary measures” in addition the ACoP L8 states that “In conducting the assessment, the person on whom the statutory duty falls is required to have access to competent help to assess the risks of exposure to Legionella bacteria in the water systems present in the premises”.
According to the ACoP L8, the minimum requirement is that the risk assessments is reviewed every two years – more frequently if there have been major changes to the water system since the previous Legionella Risk Assessment.

How much will a Legionella Risk Assessment Cost? ▾
The cost of a Legionella risk assessment depends very much on the type and size of the water system that is to be surveyed and also the agreed scope of the assessment itself.
For most small to medium sized premises (including high schools or office blocks etc), simply providing some basic information on the “request a quote” form will be adequate for us to provide a quick quotation for your assessment.
For larger more complex systems (such as hospitals or large manufacturing facilities) a site visit will be required to provide an accurate quotation.
What does a Legionella Risk Assessment Involve? ▾
It is important that we gain a better understanding on your requirements and from that we can then tailor the scope to best meet your needs:-
- what sites and buildings are to be included?
- are schematic diagrams to be produced?
- who will be the recipient of the Report?
- what is the time frame for conducting the survey?
- who is to assist the surveyor from the site being surveyed?
- are there any specific queries or points of concern?
A highly trained and experienced Britewater technician will then attend site and examine all current site Legionella management and control records before inspecting all site water systems agreed within the scope of the Legionella risk assessment. It is therefore essential that all water systems are available for inspection and that assistance is given to the surveyor to gaining access to all components of the water system.
Laboratory analysis of the water for legionella is NOT usually carried out as part of a Legionella risk assessment but can be an added to the service if defined in the scope.
A professional report is produced following the survey which will be issued to the person named in the scope. The surveyor will then be available via telephone or e-mail to discuss any recommendations made in the report with you at your convenience.
